Our Leavenworth B&B, located between the village of Leavenworth and Stevens Pass, strives to provide the best guest experience possible. What are the times and policies regarding check-in/check-out?
Check-In: Check-in time for Pine River Ranch is 4 PM.
Check-Out: Check-out time for Pine River Ranch is 10 AM.
Late Check-Out/Early Check-in: For an additional charge Pine River Ranch will try and accommodate your needs as much as possible with an earlier check-in time and a later check-out time. Due to the small number of rooms available we may not be able to accommodate all requests
What is the cancellation policy?
The Pine River Ranch has a 30-day cancellation policy. If you need to cancel more than 30 days before your scheduled arrival date you will be charged a $50 cancellation fee. If you cancel within 30 days of your scheduled arrival and we are able to rebook your room, you will be charged a $50 cancellation fee, and your deposit will be refunded. If we are unable to book your room, you will be charged the full amount of your stay. If your life situation changes and you need to move the date of your reservation prior to 30 days before your scheduled arrival but not cancel, there will be a $20.00 change date charge. If you do not arrive on your scheduled arrival date without contacting us, the total amount of your stay will be forfeited. We do not accept cancellations by email.
Do you allow smoking?
In consideration of our non-smoking guests, due to the expanded Clean Indoor Act (RCW 70.160), and our location in an extreme fire district smoking is PROHIBITED except in the main parking lot in front of the main house. Guests who choose to ignore this may be asked to leave.
No open flames of any kind are to be used in the rooms or on the property. This includes, but is not limited to, candles and incense.
Do you accommodate children and pets?
Pine River Ranch suites for two (2) people are designed for adults only. The main house, that can accommodate up to six (6) people is designed to accommodate both adults and children. We do not have pull-out sofas, roll-aways, sleeping pads, cribs, or pack-in-plays for any of the spaces.
We are unable to accommodate pets. Pet boarding is available in the area. For more information see www.leavenworthpetlodge.com If pets are brought into the room there will be a minimum $250 cleaning charge.
What are the roads conditions near Pine River Ranch?

Do your suites come with cooking facilities or dishes?
All of our suites are intended to be an upgraded hotel suite. We do have small microwaves, refrigerators, and K-cup coffee makers in each room. No other cooking appliances (hot plates, slow cookers, BBQ’s, etc.) are allowed on-site or in a suite.
Each suite comes with water glasses, coffee cups, and wine glasses as well as a starter set of K-cups, creamer, sugar, hot chocolate, apple cider, and popcorn. These amenities are not designed to last for more than a two-night stay. There are a variety of wine, champagne, Muscato, and sparkling cider in the room for sale.
Our water out of the tap is some of the best, and coldest, water you will find anywhere in the world. It is very much drinkable and you shouldn’t need to buy water to drink on-site unless you choose to do that.
Do you have an office to check-in/out?
No. A number of years ago we found that most of our guests loved to have peace and quiet when they stay with us.
We send a reminder email three (3) days prior to you arriving that will have all the information about parking, your room, a code to access your room while you stay with us, and how to get in touch with us if you need something. We always knock on your door in the morning with breakfast around 9 AM and would be happy to answer questions at that time as well.

Do we have to order breakfast?
We have a set breakfast that we do so everyone that stays with us is able to enjoy a myriad of choices when they are here. We have made some of them up over time and others are old favorites. Our breakfasts always come with fruit and juice as well as a main course. This might include ham and cheese omelets, French toast, Croissant bake, ham/egg/cheese and arugula breakfast sandwiches, or other options.
